Add each building and its units once. Tag income and expenses to a property on any invoice, bill or journal line, and every report splits by property automatically, alongside the rest of your books.
Every lease carries its unit, tenant, term, rent and due day. Renewals shows what is running out in the next 30, 60 or 90 days, and catches leases whose term ended without anyone ending them.
A recurring template raises each month's rent on its due day. Housing assistance can be billed to the agency alongside the tenant's share, late fees follow the grace period and cap you set, and payments post to the right invoice.
Log a request against a unit with its urgency and category, and follow it from reported to closed. Resolved requests stay visible until the tenant agrees it is fixed, which is where requests usually get forgotten.
Security deposits are held as a liability, not income. Buildings sit on the balance sheet as fixed assets and depreciate on their own schedule, with a separate tax depreciation view for your return.
Your categories map to the lines on Schedule E, so at year-end every property's rents, expenses, mortgage interest and depreciation are already sorted the way the return needs them. Hand your preparer one clean package per property.
Enter vendor bills against the property they belong to, pay them on time, and track W-9s as you go. At year-end, 1099 filing shows who gets a form, who does not and what is still missing.
Invite your accountant with their own login. They send requests and messages right inside Greenback, work the month-end close checklist, and lock the period so its numbers stop moving.
What has been collected this month, who is late, which units are empty, what your accountant needs, and how each property is doing this year.

QuickBooks Online pricing reflects Intuit's August 2026 list-price increase as reported; Xero and FreshBooks pricing from third-party comparison sites, August to October 2026. Greenback pricing is per month, billed in US dollars. Prices change often and vary by billing term and add-ons, so check each vendor's site for current rates. QuickBooks, Xero and FreshBooks are trademarks of their owners.
